Rental Properties

NOTICE TO TENANTS:

• Account will remain in the landlord’s name.  Tenants will need to create online portal access to sign up for E-Bill notification.  Tenants can obtain the 10-digit account number from their landlord, property manager or AWWD.
• E-bill will be sent from billnotif@paymentus.com.  First E-bill might end up in the Junk/Spam folder.  Please check all the folders and add our billing email address to be accepted.
• AWWD will not customize the bill based on tenant move in/out so the first and the last bill needs to be prorated.  Each bill includes the service date range and average daily rate to assist with bill pro rate.  Contact the landlord, property manager or AWWD to assist with bill prorate.
• AutoPay option is available at no additional fee.  AutoPay will schedule bill amount to be deducted on the bill due date.  
• At the time of your move out, if there is no longer a need to access the online portal, deactivate the account by going to Accounts, Edit and Remove Account.  This will stop future E-bill notification and Autopay. 

NOTICE TO LANDLORDS:

• Water and sewer utility is lienable utility in Washington State.  The property will remain in the landlord’s name.  Landlord will continue to receive bill notification along with any property related notifications by mail.  Please call or email AWWD with your forwarding address.
• The tenant and property manager will get bill notifications by email only.  Please share your 10-digit account number with tenant/property manager and have them sign up for E-Bill notification.
• AWWD will not customize the bill based on tenant move in/out so the first and the last bill needs to be prorated.  Each bill includes the service date range and average daily rate to assist with bill pro rate. Contact AWWD if need assistance with bill pro rate. If the tenant is taking over bill payment responsibility, please remember to cancel your Autopay

Who Pays the Alderwood Water & Wastewater bill?

• Rental property accounts will be billed to the property owner.
• Payments are accepted from the owner, property management company, tenant, or another third party, regardless of the name appearing on the account.
• The individual paying the bill can click on the “Pay Your Bill” button to make a payment or set up an account login. 

What are the Landlord’s Responsibilities?

• Inform AWWD of any changes to your mailing address or contact phone number.
• Ensure accounts are financially current through prompt payments by yourself or other payment agreement with tenant(s).
• Pro-rate bills with tenants moving in or moving out.
